Rental Walkthrough Checklist Printable (Move Out Inspection Sheet)

The last walk through a rental goes better on paper than from memory. This free rental walkthrough checklist prints on two pages: page 1 is an 8-row room table where you write the rooms yourself, list what you checked in each one, circle Y or N for damage, and leave a notes line; page 2 records the photo sets you took and the keys you handed back. Write as you walk, file the sheet when the walk ends.

How to use this page: print both pages at 100% scale (the site chrome drops out on paper). Page 1 travels with you room to room; fill the table in during the walk, not after. Page 2 closes the walk: the photo sets you captured and the keys you returned, with times. One sheet per walkthrough, dated, filed with the photos it points to.

Page 1: the room table

The table stays blank on purpose. You write the room names down the first column, so the sheet fits a studio or a four-bedroom without a pre-printed room list telling you what your place looks like. The second column holds what you actually checked in that room, in your words. In the third column, circle Y or N for damage; if you circle Y, say which item in the notes column. Eight rows cover a typical place; photocopy the page and staple if you need more.

Page 2: photos taken, keys returned

Two boxes close out the walk. The photos-taken box lists each set you shot while the details were still in front of you: which rooms, which close-ups, and the meter or serial numbers worth a frame. The keys-returned box records what came back and when, so the handoff has a date on paper instead of living in two people's memories. Between the two boxes, page 2 turns the walk into a record you can find again.

Four opinions from running these walks

Opinions from filling in sheets like this, take or leave:

  1. Photo before touching anything. (Opinion.) Shoot the room as it stands, then clean, pack or fix. A photo of a wall after you have already wiped it proves less than one taken first.
  2. Walk every room in the same order. (Opinion.) Door, walls, windows, floor, fixtures, every time. A fixed route is the difference between a walk and a wander; the skipped corner is always behind you.
  3. Write down the small stuff. (Opinion.) The scuff nobody recorded at move-in is the one everybody argues about at move-out. A half-line in the notes column costs ten seconds now.
  4. File the sheet with the photos. (Opinion.) Paper and photos in one folder per walkthrough, named by date. A sheet that points to photos you cannot find is a memory test, not a record.
